It is proposed to build 32 condominiums as a planned development unit on a 5-acre site.

Civispan is providing civil engineering services related to the schematic design, design development, construction document, and construction phases of the project.

Civispan prepared a Site Plan for the entire site. This includes layout of buildings, roads and parking areas, parking tabulations, buffering and setbacks, net tract/density calculations. The plans are currently being processed through Maryland-National Capital Park and Planning Commission of Prince George's County for approval.

GNFA, Silver Spring, MD
An Engineered site plan was initially prepared by others for the construction of a 45,000 SF church on a 6-acre site. BEI was hired to modify the site plan for improving the accessibility entrance to the church. This was achieved by revising:

The entire site grading plan to reduce fill requirements.

Parking layout for approximately 250 spaces.

The design for approximately 20 Micro retention facilities, for size and location. Additional facilities were provided for storm water management.

Design for underground utilities to include water and sewer.

Bitt and Spur Lane, Potomac, MD
BEI prepared an engineered site plan for the construction of a 30,000 SF home on a 3 acre partially wooded site. The site plan was prepared by combining functional requirements and asthetics, within the confines of the local permitting requirements and regulations.
